Are disbursements included in the fixed fee?
No. Standard disbursements such as Land Registry fees, local authority search fees, and stamp duty taxes are billed separately at cost. We provide a full estimate of these disbursements before commencing any work.
How do you bill for protracted negotiations?
If commercial leasing negotiations extend beyond the scope of our fixed-fee package, we will notify you immediately. Additional hours are billed on a clear, pre-agreed hourly rate structure so there are never any unexpected costs.
Do you offer legal representation for residential buyers?
Yes. While we specialise heavily in commercial assets and developments, we offer premium residential conveyancing and deed reviews for high-value acquisitions throughout Northern Ireland.
What happens if a transaction falls through?
If a property transaction fails to complete due to structural survey failures or seller withdrawal, we offer a structured abortive fee based on the percentage of legal work completed up to that date.
